Commentary: 2 real estate transactions (sales) this month to reduce overall real estate exposure - now I have used equity to pay off my primary residence in-full,and exited the other negative cash flow rental property that just never turned into a good investment. Still own a duplex rental property (paid off) which generates adequate cash flow to cover insurance, property taxes, repairs, and generates $400/month rental income before tax.

Selling another rental property -- after 12 years of ownership, am taking a loss but the area had deteriorated and I dont see prices rebounding....will become a money pit so bailing out now and will happily take the tax loss.

Decided to take a big step and jump into a real estate deal -- bought a house on 9 acres just outside a major university town. Aside a real retirement option for the future, the threat of global inflation has me concerned and hard assets like land are a possible hedge. Most commodities have soared in price, hard to know if its still an entry opportunity.... but housing and land remain depressed..... I feel we are nearing a floor in prices, or at worst, will only fall another 5 to 10% . The so called expert "talking heads" on TV say we have a way to fall still, yet, interest rates are rising, inflation will kick in, and prices will need to start moving upward. Buy low, sell high. . . I continue to hold a large amount of cash in both investment and retirement accounts but looking to re-invest that soon, again, due to inflation concerns. China inflation running >5%. oil at $90/bbl, so eventually this will impact mature markets of Euro and USA.

Monthly gains reflect bonus and 401K savings.
S&P at 1330. Debt is 2009 taxes.
